Tech and Real Estate: A Growing Relationship


It is widely known tech is an influential force in the Bay Area's real estate market; both in the commercial and residential sector. As the industry continues to expand in the Bay Area, companies are looking to occupy more commercial real estate to accommodate a growing workforce, thus increasing demand on residential real estate. The question naturally arises: should we be worried the health of our real estate market might become too dependent on that of tech?
Apple, despite being in the midst of constructing a brand new 2.8 million square foot campus in Cupertino, just recently gained unanimous approval from San Jose City Council for a development initiative covering 86 acres near N. 1st Street in San Jose. When it's all said and done, they hope to develop up to 4.15 million square feet of space for office, industrial, and R&D purposes. These two expansion projects alone amount to over 5% of the TOTAL occupied commercial space in the Silicon Valley.
Google, a serial real estate purchaser in recent years, has acquired nearly all of the Pacific Shores Center in Redwood City - totaling almost 1 million S/F of office space, with additional land to build more.
Before Facebook had even wrapped up the ribbon cutting ceremony at their newest 430,000 square foot Frank Gehry designed campus in Menlo Park, they broke ground on another 59-acre campus expansion.
Box Inc, which leased over 300,000 square feet in downtown Redwood City, has already packed up their Los Altos headquarters and moved 1,000 employees into the new Crossing/900 development (with plans to move in as many as 1,800 over the next few years), and with plenty of new commercial inventory under construction, other major tech players will be soon to follow.
These acquisitions and expansions sound big…and they are… so let's look at the actual share of the commercial real estate market it occupies. According to a report issued by the CBRE Group, tech represents roughly 30.6% of the total occupied commercial space in San Francisco, 33.3% in the SF Peninsula, and a whopping 63.6% in the Silicon Valley.
A third of the total occupied commercial space in the peninsula is significant, and we will likely continue to see that number rise in the near future. More office is being built in downtown Redwood City, and with 2 large developments in San Mateo (the old Bay Meadows site and the Kmart site at Highway 92 and Delaware), tech could begin to occupy a higher percentage of office space on the peninsula. The same office expansion is happening in San Francisco, Sunnyvale, San Jose….and the desire for more space is putting pressures on the East Bay markets, especially in Oakland, Hayward and Fremont. With this growth comes growth in auxiliary industries like construction (plumbing, concrete, etc). Eventually, all of this tech-driven job production translates to greater demand for residential real estate. It’s very similar to the auto industry in Detroit. Manufacturing cars provides many jobs…but producing the steel, the glass, the plastics and distributing these items also employs a great many people. Our tech supported job market, while currently not the lion’s share of jobs in our area, wields more influence today than it has in our history. As a result, our residential real estate market will be very sensitive to any mood swings in the tech sector.

Aging San Mateo Hotel to be Replaced by 42 Townhomes

San Mateo City Council decided on Tuesday night to tear down the aging Avalon Motel and redevelop the roughly 2-acre site into 42 townhomes.  The motel, located just east of Highway 101 on Bayshore Blvd, is known for being a hot spot for criminal activity, and was deemed by the Planning Commission as a "blight on the neighborhood".
Eric Rodriguez, a member of the Planning Commission said at the meeting, "after almost tripping over a half-full bottle of malt liquor, I was just really disappointed as to how this was part of this neighborhood that deserves better.  I think San Mateo deserves better.  We talked a lot about how important housing is, I think this is a great spot for housing.  I think this is what we need in this area."
The Avalon had actually been functioning as residences for lower income families in recent years.  Their nightly rate is $49.00, but they offer cheaper rates for longer stays.  City Ventures, the company who will be developing the site, has promised 3 months of rent to each of the families that are displaced as a result of the new project.
The new development will consist of all for-sale townhomes, each equipped with solar panels, energy efficient appliances, low-flow plumbing fixtures and electric vehicle charging stations.  Construction could begin as early as this summer and finish as early as the end of 2017.
Given the environmentally conscious development specs, and the 2 huge office developments being constructed in San Mateo (the old Bay Meadows site and the Kmart site at Highway 92 and Delaware), it is likely that City Ventures is looking to attract the millennial workforce.  Much of the new office space is bound to be leased by tech, whose relatively young workforce is known for being environmentally conscious.

SF Jazz Club Finds New Home in San Carlos

Savanna Jazz, a club that operated out of the Mission District in San Francisco for 12 years, has has packed up and moved to Laurel Street in San Carlos.  Live music isn't currently permitted at the new location, but owners Pascal Bhokar Thiam and Vicky Lawlor are seeking a conditional-use permit from the city to allow live entertainment until 11 pm.  It will be up for approval from the Planning Commission this evening, and city staff is recommending approval.
The site in question is currently permitted for use as a bar, having been previously occupied by Clooney's.  As such, over the past few weeks Savanna Jazz has been open and running as a sports bar pending approval of their conditional use permit.  They already have a slew of live events advertised on their website - including some scheduled for this weekend).
Pascal Bokar is a renowned jazz musician and composer himself, and currently works as the director of the jazz band at the University of San Francisco.  He's scheduled to perform at Savanna Jazz this Friday and Saturday night @ 8pm - stop by and check it out!

2015 Mid-Peninsula Market Review

As you'll see in the charts below, inventory fell off across all mid-peninsula cities at the end of 2015.  Now, a little over a month into 2016 and not much has changed.  Since December '15, the number of active listings has only jumped from 17 to 20 in San Mateo, 4 to 5 in Foster City, 3 to 6 in San Carlos, and 20 to 26 in Redwood City.  Inventory actually dropped over that same time period in Menlo Park (13 to 10), and Belmont (3 to 2).   

Redwood City saw it's first real jump in inventory last week - up to 26 from 20 the week prior.  Hopefully this trend continues through February and into March.
